It is difficult to imagine that there may be Ocean Reach leaseholders who are unaware of the huge remediation works programme going on around us. It affects every one of us, whether we live here full-time, part-time, or have tenants in our properties.
Much has been said and written about how Ocean Reach ended up the way that it has. It has finally been recognised that our existing way of managing the property needs to change.
A recently produced paper by some co-owners begins to open up potential options. If a decision is going to be made on how a new approach might work in practice, it is always good to hear from people who have been there and done it. Even more so when they have made a success of their methods.
A small group of Ocean Reach leaseholders has arranged for anyone interested to hear first hand from the people behind the most successful block management in Cardiff Bay.
What this approach has delivered
All of the following has been achieved in a development a ten minute walk from Ocean Reach. Compare it with our own outcomes over the past 10 to 15 years.
- No Section 20 extra demands for at least the past six years.
- A planned maintenance programme rather than reaction to problems.
- A sink fund approaching £1 million for expected and unexpected works.
- Excellent financial management with the focus on keeping service charges to minimum levels.
- Long-term relationships between the building management team, Welsh Government and developers.
- Expert knowledge of the Defective Premises Act, resulting in large wins through developer settlements.
- Working partnerships with the Welsh Government and their Building Safety Team.
- Forensic awareness of developer responsibilities and a track record of outstanding wins.
- Tried and trusted contractors with a long record of being paid on outcomes and results.
- Expert knowledge of fire safety remediation, historic, current and future.
- A dedicated, bespoke legal support network.
Who are the speakers?
They are Century Wharf Estates (CWE), led by Mark James. This is a highly experienced team who manage complex building situations day by day and deal with very challenging states of affairs.
Mark has an enviable record of success. Along with his team, he prides himself on turning around situations that others see as too difficult to resolve.
A development ten minutes walk from Ocean Reach has achieved all of this. The same outcomes could be possible here. Do not just wonder about it.
Why you should come
- Hear directly from the people who did it, not a sales pitch on paper.
- Understand what recognised block management actually delivers in practice.
- Ask your own questions about costs, service charges and remediation.
- Meet your neighbours and share what you know.
Whatever the outcome, you will be significantly better placed to decide what happens next at Ocean Reach.
Questions worth asking on the night
- How are service charges kept down year after year?
- How was the sink fund built up, and how is it protected?
- How are contractors chosen, and how are they held to results?
- What did developer settlements involve, and how long did they take?
- How does the team work with the Welsh Government Building Safety Team?
- What would a change of approach mean for Ocean Reach in practice?
